The load is 40,000 BTU/hr, 3.33 tons, which sits between the 3-ton and 3.5-ton central sizes. The calculator, which does not carry a 42,000 BTU class, rounds up to 48,000; a contractor would quote 3.5 tons for the average case, and that is the usual install.
Three tons fits a shaded 2,000 sq ft home (36,000 exactly) or a shaded, well-insulated one (32,400). Four people (41,200), sun (44,000), a kitchen (44,000) and poor insulation (46,000) are 3.5 to 4 tons. Sunny with poor insulation (50,600), a 10 ft ceiling (50,000) or a hot climate with sun (48,400) are 4 to 4.5 tons; hot, sunny and poorly insulated together (55,700) is 5 tons and the only row that gets there.
Five tons is nonetheless what a lot of 2,000 sq ft homes in the South were given, especially in the 1990s and 2000s. Sixty thousand BTU is 50 percent over the base load, and a house built after 2005 with decent windows often comes back at 3 tons on a Manual J. The result of the oversized unit is the familiar one: the house hits 74 in ten minutes, the unit shuts off, and the humidity never comes down.
