Two thousand square feet is a four-bedroom two-story, a large single-story with a great room, or a ranch with a finished basement counted in. The load is 40,000 BTU/hr, 3.33 tons, which sits between the 3-ton and 3.5-ton central sizes. The calculator, which does not carry a 42,000 BTU class, rounds up to 48,000; a contractor would quote 3.5 tons for the average case, and that is the usual install.

Three tons fits a shaded 2,000 sq ft home (36,000 exactly) or a shaded, well-insulated one (32,400). Four people (41,200), sun (44,000), a kitchen (44,000) and poor insulation (46,000) are 3.5 to 4 tons. Sunny with poor insulation (50,600), a 10 ft ceiling (50,000) or a hot climate with sun (48,400) are 4 to 4.5 tons; hot, sunny and poorly insulated together (55,700) is 5 tons and the only row that gets there.

Five tons is nonetheless what a lot of 2,000 sq ft homes in the South were given, especially in the 1990s and 2000s. Sixty thousand BTU is 50 percent over the base load, and a house built after 2005 with decent windows often comes back at 3 tons on a Manual J. The result of the oversized unit is the familiar one: the house hits 74 in ten minutes, the unit shuts off, and the humidity never comes down. If a 2,000 sq ft quote says 5 tons, ask what the calculated load was.

Great rooms complicate this size. A two-story great room with an 18 ft ceiling adds volume that the square footage does not show. Measure it and use an average ceiling height for the whole 2,000 sq ft; a house that is 8 ft everywhere except a 400 sq ft great room at 18 ft averages about 10 ft, and 10 ft ceilings take 2,000 sq ft from 40,000 to 50,000 BTU/hr, a full ton. Two-story homes at this size are almost always two systems anyway, which lets each floor get the right size.

Heating 2,000 sq ft with average insulation is 60,000 BTU/hr in a hot climate, 80,000 in a moderate one (23.4 kW) and 110,000 in a cold one (32.2 kW). Eighty thousand is the most common furnace sold and matches the moderate case on input, though its output at 96 percent is about 76,800, so a 100,000 model is safer in a leaky house. A cold climate wants 120,000, or 100,000 with good insulation (93,500). Dual-fuel heat pumps (a 3.5- or 4-ton heat pump with a gas furnace backup) are common at this size in the north.

Example: a 2,000 sq ft two-story in a moderate climate with a kitchen, five people, average sun and insulation. As one system: 40,000 + 1,800 + 4,000 = 45,800 BTU/hr, 4 tons. As two: the 1,100 sq ft main floor with the kitchen and the people is 22,000 + 1,800 + 4,000 = 27,800 (2.5 tons); the 900 sq ft upstairs, two people asleep, average insulation, is 18,000 (1.5 tons). Two systems, 4 tons total, each floor on its own thermostat.
