Measure the whole open-plan zone

Walk the perimeter of every area the AC's air can reach without a closed door. That is your square footage. Then tick the kitchen box if the range is in that zone.

Count people at your typical peak, not your maximum

Size for a normal evening (say four people), not for a holiday party of fifteen. The unit only needs to handle the party for a few hours a year, and fans plus a lowered thermostat beforehand will cover it.

Place a window unit so it blows the length of the room
