A primary suite is a bedroom with extra volume attached. The bed area itself might be 250 square feet, but the walk-in closet adds 40 to 80, the bathroom adds 60 to 120, and if those doors are open, the air conditioner is cooling all of it. Start by measuring the total connected floor area, not just the carpet around the bed, and use that number.

Newer homes compound the problem with tray or vaulted ceilings. A suite with a 10-foot ceiling holds 25% more air than the same footprint at 8 feet, and the calculator multiplies by that ratio. A 400 sq ft suite with a 10 ft ceiling therefore sizes like a 500 sq ft room. Second-floor suites under an attic also run warmer than the rule of thumb predicts if attic insulation is thin, which is the most common reason a 'correctly sized' bedroom unit struggles at 5 p.m. in August.

At 8,000 to 12,000 BTU you are in the range where a single-zone mini-split starts to make more sense than a window unit. It is quieter, does not block a window, and the inverter compressor will throttle down for the long, low-load overnight hours. For a room you sleep in eight hours a night, that quietness is worth a lot.

Master bedroom-specific advice

Count the bathroom if the door stays open

A steamy en-suite adds moisture as well as heat. If you shower with the bathroom door open, you are adding a humidity load the AC has to remove; size for the combined area and run the bathroom exhaust fan.

West-facing suites get the sunny adjustment

Afternoon sun through a west window is the worst case for a room you want cool at bedtime. Treat a west- or southwest-facing master bedroom as 'very sunny' unless the windows are shaded or have low-E glass.

Mini-split sizes jump in 3,000 BTU steps

Single-zone mini-splits come in 9,000, 12,000, 18,000 BTU. If your load is 9,500, a 9k inverter unit that can briefly run above its rating is a better match than an 18k unit that will loaf at 30% and never dehumidify properly.
